Investment Properties
Either in conjunction with our Buy-to-Let Consultancy service or as a stand alone service, we are able to undertake the legwork on your behalf, in sourcing and then securing a property, or properties, suitable for investment. We have undertaken this for several clients already, including the acquisition of a 6 bedroom student property and a large commercial premises for conversion to student accommodation, at a price in excess of £1 million.
Typically, this would involve an initial consultation to determine the type, preferred location and price range of the property sought; followed by us registering with agents and other contacts in our capacity as your Acquisition Agent, with a view to seeing what is currently available and to ensure we are kept informed of other suitable properties new to the market. With over 16 years experience in the local market, we have built up many useful contacts in this area and having successfully sourced and procured properties for other clients in the past, have built a reputation as an agent that ‘performs’, rather than just another ‘timewaster’. Hence, other agents are more likely to advise us in advance of properties due to come to the market or ‘off the market’ opportunities, which in turn benefits our clients. A registration fee is charged for this service.
We will then process the property particulars received to assess which are worth further consideration given the parameters set during our initial consultation. We will then contact you to discuss the ‘possibles’ and to see if you wish us to view and report on any accordingly. Alternatively, you may instruct us to make the decision as to what is worth viewing, to avoid losing out on something by waiting to discuss it with you. All properties viewed will be reported back to you upon, either in writing, by email or by phone. We charge for each viewing and report but all fees will be agreed with you in advance.
Should you wish to then make an offer on a property reported on or introduced to you by us, we will either put you in touch with the selling agent or vendor to negotiate direct or we can handle the negotiations on your behalf, including commissioning surveys, specialist reports, builders’ quotes etc. Such additional work would normally be charged on a time basis or could be incorporated into the final acquisition fee, if a successful purchase resulted. Upon the completion of the purchase of a property introduced to you by us in this capacity, we would charge a final acquisition fee based on a percentage of the gross purchase price.

Please be advised that we are also more than happy to help you find your next home on the same basis as sourcing ‘Investment Properties’ (see above).
